VA Cash Out Refinancing FAQ:
Do I Have to Live in the Home to be Eligible for a VA cash out refinance loan?
Yes. In order to cash out any part of your equity with a VA refinance loan, you must prove that you currently occupy the home.
Do I Need to Have a Certificate of Eligibility to apply for a VA refinance loan at NLC Loans?
The Department of Veterans Affairs does require that veterans or eligible spouses obtain a Certificate of Eligibility—or COE—in order to process their VA loan application. However, you do not need to have this document in your possession to begin the VA home loan refinance process with us. Your Personal Mortgage Advisor will assist you in obtaining your COE quickly and easily.
Do I Have to Have an Existing VA Home Loan in Order to Get a VA Cash Out Refinance Loan?
No, you do not need to have a VA loan in order to get a VA refinance loan. It doesn’t matter what mortgage type you currently have—FHA, conventional, or USDA—as long as you meet the VA loan eligibility standards.
Can I Get a VA Refinance if I Missed Mortgage Payments?
VA cash out refinance loans are not available for homeowners who have been more than 30 days past-due on their mortgage payments at any time within 12 months prior to their VA loan application. Late payments that occurred more than 12 months ago are not considered in the VA cash out refinance loan approval process.
As a result of refinancing, your total finance charges may be greater over the life of the loan. Ask your NLC Loans Personal Mortgage Advisor for more details.
